

When it is time to sell your home it is likely you will contact a Realtor who does business in your local area. It may be someone who was referred to you, an ad that caught your attention or possibly a mailer that ended up at your door.
No matter what the reason you contact a certain Realtor or Realtors does not matter. What does matter is what you find out once you meet them.
Your initial meeting will most likely be filled with promises of success and good will. Each Agent will be looking for you to make a commitment to them based on the marketing and service promises they give you. The commitment they are asking for will most likely last for 6 months or longer with NO WAY OUT!
I have found out that while these meetings are necessary they do not always tell the whole story. It is extremely difficult to get to know someone in a 1 hour meeting. Would it be possible to enter into a reasonably long term partnership with someone after a 1 hour meeting? We are talking about possibly one of the largest financial decisions you can make in your lifetime!

My solution to this issue is reasonably simple. It is called the Month to Month Listing Agreement. During our initial meeting I will lay out a marketing plan exclusively for your home or property. This plan will be put in writing (Marketing Plan To Be Listed Here- Coming Soon). We will then establish a price for the home together. It is only then that we will agree to be partners.
As your new partner I will offer you the time to get to know me better without being locked into the Agreement. During the first 30 days you can evaluate my performance and see if everything I told you I would do gets done. Furthermore, you will have the same right to evaluate my performance every 30 days after that. You are never stuck with unfulfilled promises!
With the Month to Month Listing Agreement you have everything to gain and nothing to loose. If I do not do my job every month I can loose my job as your partner! There are no frills. If you are not happy or just change your mind you are left out of the Listing Agreement with NO cost or obligations to you.
